Iconic Architectural Design is an award-winning RIBA chartered practice based in Surrey. As an experienced architect, Andrew Long understands how complex the process of procurement and construction may seem to his clients, irrespective of the scale of the project. However, at Iconic, Andrew and his team of fellow directors ensure that they listen to what clients want and are skilled in tailoring their services to best meet those needs.

As architects, quantity surveyors and project managers, the Iconic team will often work in partnership with other professionals drawn from different disciplines, whether as part of the project team or as independent advisers. These might include structural engineers and landscape architects, or interior designers and other specialists, all operating collaboratively, with their collective objective being to achieve a successful outcome for the client.

Strategic Architectural Design Process

At Iconic the team recognises that for most clients, starting out on a new build home or substantial refurbishment is not an everyday experience. That is why they have chosen to break down their professional services into simple stages, to provide advice every step of the way.  

These include, but are not limited to the following, which can be reviewed in more detail on the RIBA website :

  • Brief development – working with clients to understand fully their requirements and translate these into a clear communicable brief
  • Feasibility studies – looking at existing buildings or sites, proposing and reviewing options for development
  • Planning Applications / Applications for Listed Building Consent – developing designs, preparing drawings and design and access statements, commissioning and collating additional reports and supporting documentation as required and making application to the local authority for planning permission and / or listed building consent
  • Working Drawings and specifications – preparing full construction documentation including coordination with other consultants (structural engineer, services engineer etc)
  • Building Regulations – preparing drawings, specifications and reports and making applications for Building Control approval
  • Procurement – advising on the best procurements route for the building works, preparing and compiling tender documents as required
  • Contract Administration / site inspection – acting as contract administrator under a traditional form of building contract and inspecting works on site to ensure compliance with drawings and specifications through to completion of works on site

The team will always tailor their services to the precise requirements of a particular client and will therefore discuss a prospective project in great detail before making a comprehensive proposal of the services to be provided.

Architectural Project Fee Structure

The fee structure can be agreed as a traditional RIBA percentage of contract value, a fixed lump sum fee or as an hourly rate for concepts and sketch schemes as required. Before starting work on any project, Iconic will confirm the scope of services and fee in writing.
